Kingstarn

Kingstarn is a three-storey Victorian Town House in Acorn Street, five minutes easy walk from Keswick town centre and with good views of the fells from many of its large rooms. The house is fully furnished and equipped to a high standard with quality carpets and curtains throughout and full gas central heating.

Ground Floor

Kitchen and utility. Large, modern fully fitted kitchen with plenty of work space. Equipment includes gas cooker, microwave oven, slow cooker, fridge/freezer, dishwasher, toaster, coffee percolator, food processor, with an ample supply of crockery, utensils and cutlery. There are also several empty cupboards for guests to store their own provisions. At the end of the kitchen is a utility area with washing machine/tumble dryer, and room for a pet's bed.

Lounge. A comfortable and warm room at the front of the house. Fixtures include a modern 32" colour television with Freeview (38 channels), a DVD/video player (there is an extensive library of DVDs and videos, now housed in the attic room), and a CD / radio / cassette player. There is a coal-effect electric fire, a 4-seater and 2-seater sofa, two easy chairs, ample reading lights and a coffee table.

Dining Room. This room adjoins the kitchen and is at the rear of the house, with views towards Skiddaw. Furniture includes a dining table seating eight (ten with the second extension leaf, twelve at a pinch; as well as the eight chairs at the table, there are four spare dining chairs in the attic room), pay telephone, and a bookcase with guest information, tourist information brochures, local maps and walking books, and a selection of books (with more in the attic room). There is a portable DAB radio, and a Philips CD player/ FM radio, with a port to plug in an MP3 player and an i-Pod socket. The understairs cupboard houses a stairgate, high-chair, ironing board and iron.

First Floor

WC. Toilet with basin.

Bathroom. Large Bathroom with bath and shower over, toilet, basin and shaving point.

Bedroom 1 - (Sleeps 2). The spacious master bedroom is at the front of the house, with a bay window, and views of Castle Head. There is a King-sized double bed, two bedside cabinets with drawers, clock radios and bedside lights, basin, chest of drawers and wardrobe.

Bedroom 2 - (Sleeps 2). This is a good sized room at the rear of the property. There are two single beds; the two pine bedside cabinets have bedside lights and a clock radio, and there is a dressing table, chest of drawers, wardrobe and basin.

Second Floor

WC. Toilet with basin.

Shower room. Large shower room with a walk-in shower, basin and shaving point.

Bedroom 3 - (Sleeps 2). A well appointed room at the back of the house with excellent views of the Skiddaw range. Double bed, two pine bedside cabinets and clock radios, chest of drawers, dressing table, wardrobe and basin.

Bedroom 4 - (Sleeps 2). Comfortable room at the front of the house with views of Walla Crag. Two single beds, two bedside cabinets with bedside lights and clock radios, chest of drawers, wardrobe and basin.

Nursery. A small single bedroom at the front of the house with good views of Castle Head and Walla Crag. A cot is kept in the room, and there is a changing table. The plug has s afeth cover and the window has restricted opening for safety.

Third Floor

Attic Sitting Room. (Up a steep flight of stairs). This room tends to be taken over by the children in the party. It is a relaxing area with outstanding views (though the windows are high up). There are two armchairs, and four more easy chairs and table, and a modern 26" colour TV with Freeview (38 channels) and DVD and video players. There is a selection of books and a library of videos and DVDs on the under-eaves shelves. There is also a range of cupboards which are reserved for the owners' private use.

Exterior and parking

Small slate-chipped front garden. Small enclosed concreted back yard with washing line. There is no reserved parking; parking in the area is on-street and unrestricted.
